When it comes to building a new home, a lot of homeowners make mistakes when creating the floor plan. There are some things to keep in mind when developing your floor plan, including some essential items that are easily forgettable. Here are ten tips for having a workable house floor plan.
Know What Is Being Drawn - Things seem simple when a floorplan is discussed verbally, but drawing the plan makes it a reality. Measurements and symbols found on the floor plan drawings may not be relevant to you, but be sure you understand them all before signing off. Be sure to check the small details like how many and where electrical outlets are located and if they meet your needs.
Measure Correctly - Measure furniture for every room to see exactly how much space is needed. This step verifies the entrances will accommodate the furniture for moving in, but also the proper spacing between the items. Too many people do not measure and then realize too late the furniture is too big or too small to live around.
Architectural Features - Besides the walls and doorways, you can add another dimension if a room is a different shape. Architectural features like a round room or angled ceiling can make a house truly unique.
Center The Foyer - A foyer in the center of the home can make a dramatic statement. When entering the home, there it is. The stairs draw a visitor in and up to the top of the structure. Make the foyer welcoming as the nucleus center of the house.
Plan Traffic Flow - With multiple people inside, create the open walk space to go in one particular direction, 360-degrees. Minimize dead ends. There should be enough space in the hallways where two people in opposite directions can pass each other.
Safety First! - The home has to pass specific house codes for safety. Consider safety for household members and visitors when working with balconies, railless stairs, glass enclosures, and other features that could affect small children or older adults.
Decor Materials - The floor plan usually doesn't include the quality of features or decor items to be installed. Avoid listing these details on the floor plan because they can change.
Closets - Have one by the entrance of each bedroom and bathroom for convenience. These are the storage spaces, so don't neglect them.
Be Flexible - If there is a popular floor plan, don't become too attached to it. As planning and construction begin, adjustments may be required - keep an open mind about recommendations made by the architect or contractor.
