When it comes to building a new custom home, the journey can be one of the most exciting and memorable times in a person’s life.  Creating a fantastic wish list is like dipping into what your heart desires the most.  Writing it down can make it so much more real especially if you add estimated prices next to each item. Seeing what lies before you, is a thrilling dream and great motivation to a more fabulous life!

Here are some things to consider and discuss with your custom builder for your new home wish list:

  • Electrical outlet placement: Put a lot of thought into this.  Look where you have outlets now and where you wish you had outlets.  It is very easy to add outlets when a home is under construction, but not so easy later.  Think about outlets for: lighting decorations (outside, on mantel, screened porch, under windows, roof soffits, garden); closets (lights, rechargeable appliances – dust busters); kitchen islands; bathroom (hairdryers, curling irons, rechargeable toothbrushes, shavers); Garden (water pumps for water features, walkways lights)

  • Mudroom or entryway – a place to leave boots, shoes, coats, hats, etc.

  • Central Vacuum System

  • PCV pipe under the driveway to run wires later.

  • Hot water faucet installed inside the garage

  • Recirculation Tankless water heater for just about instant hot water throughout the home

  • Driveway alarms – especially if you have a long driveway

  • Outdoor porch ceiling fans

  • Marble/Granite/Quartz countertops in the kitchen

  • Steel framing systems

  • Concrete design for outdoor walkway/driveway

  • Circuit breakers

  • Basement walls and beams

  • Outside seating area with firepit

  • Screened in porch

  • Soundproof home from sprayed insulation

  • Use an antique dresser in the main bathroom for sink

  • Walk-in tiled master bath shower enclosure with no garden tub

  • Skylights – to add light in otherwise dark spots in the house

  • Ceiling height – 9′, 12′ or higher – easy to accommodate in new builds

  • Windows in the bathrooms – these are the rooms most often without a window making them dark – if not a window, maybe a skylight?

  • Specialty rooms – office, craft room, gift wrapping room, flower arranging room, train room, etc.  Do you have a particular hobby or interest?

In designing a home, you can add your own personality and character, but also make it highly functional.  Wall colors can easily be changed, the placement of the ceiling light, not so much.  The first items on your wish list before building are the items that are easy to do during construction, but difficult to do after construction.  Look for ideas on Pinterest or on HGTV.  Prioritize your wish list into categories like “Must Have” “Would be Nice” and “Great if Budget allows.”  This prioritizing will help in the final decision making especially when trying to stick to a budget.
